Room and board for seniors in California
Room and board is a private or shared room in a family home, with meals and company included, for an older adult who still takes care of themselves. It usually costs far less than a care home because no personal care is provided.

Who is room and board right for?
Room and board fits someone who bathes, dresses, uses the bathroom and takes their own medications without help, and doesn't have dementia, but shouldn't live alone or can't afford a place of their own.
- A retiree on a fixed income looking for an affordable, safe place to live
- Someone who is lonely living alone and would enjoy shared meals and company
- Someone who no longer drives and wants to live where meals are taken care of
What the law allows
In California, a home that gives care or supervision to older adults must be licensed as a Residential Care Facility for the Elderly (Health and Safety Code §1569.10). Room and board homes are not licensed for care, so they may provide housing and meals only.
That means no help with bathing, dressing, the bathroom or medications, and no watching over someone who needs supervision. Because of that, we only refer people to room and board who need no care, and every room and board home in our network signs a no-care pledge and is visited in person.
How much does room and board cost?
In the areas we serve, many rooms rent for about $900 to $1,800 a month with meals included. The price depends on the city, a private or shared room, and what the home provides.
Signs someone needs a care home instead
- Needs reminders or help to take medications
- Needs help bathing, dressing or using the bathroom
- Has fallen, or wanders, or gets confused about time and place
- Has a diagnosis of dementia
If any of these apply, a licensed board and care home is the safer choice. If needs change after a move, we help the family find a licensed home.
